This project is a high profile new HQ office building, adjacent to the Central Business Exchange in CMK. The office space (6000m2 NIA) is arranged over five levels, over a double height ground floor reception area and four retail and commercial units (800m2).
The conceptual design originates from one of the end user requirements for a Penthouse client suite and reception area, which would also provide panoramic views over the city and give a change of emphasis at this level. The building consequently has an expressed rhythm of bottom, middle and top, with the material treatment reflecting these layers.
The middle box is treated as a single entity clad in reflective aluminium strips with glass projections and intrusions with fritted glass brise soleil to the South and West Facades. This box contains 4 office levels arranged around a central core and 2 means of escape stairs. The base is much more transparent with glass to the double height entrance and retail areas. The top level is also lighter and more transparent with prominence given to the central reception area with another double height space which extends externally into a glass canopy, and dramatically washed with blue light.
The scheme is designed to meet BREEAM ‘Excellent’.
